What This Means for AIDA Buyers
Before Handover
AIDA units are sold off-plan, so Golden Residency is not available yet. You can apply for the renewable 6–12-month property visa.
After Handover
Once the unit is completed and the title deed is issued, a unit priced at OMR 200,000 or more may qualify for Golden Residency.
Below OMR 200,000
Owners of a registered unit can apply for Property Owner Residency.
Rules Can Change

AIDA Units After Handover
Golden Residency needs a completed unit with a title deed and a price of OMR 200,000 or more. This is how AIDA unit types compare once they are completed:
| Property Type | Starting Price | Route After Handover |
|---|---|---|
| 1-Bedroom Apartment | ~OMR 79,000 | Property Owner Residency |
| 3-Bedroom Villa | ~OMR 135,000 | Property Owner Residency |
| 4-Bedroom Villa | ~OMR 260,000 | May qualify for Golden Residency |
| Signature Villa | OMR 500,000+ | May qualify for Golden Residency |
Prices are indicative starting prices. Until handover, every AIDA buyer uses the 6–12-month property visa.
